When is the best time to get approved for your next mortgage?

As Canadians, we are extremely polite. We apologies when someone bumps into us, we don't cut in front of someone in the line at Tim’s, and we make sure we aren't wasting other people’s time.

When clients come to reach out to me looking to get pre-approved for a mortgage before they're even sure they are buying a home, they’re worried that they're going to waste my time.

I try to convince them that is not the case at all!

I prefer when clients come and see me early because this way I have the time to walk you through the steps to get you the  best possible mortgage.

When you have time!

As an example, First Time homebuyers can use my "Double Your Down Payment" program to dramatically increase their down payment. Without the minimum 90 days there is no time to even consider this option let alone take advantage of it.

This is only one example, there are many more ways to save money and help make your home buying experience easier with time on your side. 

With a little extra time you:

  • Lock in your mortgage rate early, protecting you from rising rates!
  • Are able to prepare to add the costs to customize your home into your mortgage!
  • Learn and apply the "do's and don'ts" of being pre-approved!
  • Help you build or repair your credit score!

What I Do For You!

My job is to make sure my clients take the right steps so they can be approved quickly and for the amount they want.

By getting approved early I can also potentially find any problems that may stop you from buying a home. Unfortunately there are lots of reasons you can be declined, but starting early gives you the time to deal with any of these issue.

Fix issues that may stop you from being approved: 

  • Pay down debt to improve lending ratios.
  • Help you build or repair your credit score!
  • Prepare for surprise closing costs, and insure you have enough money to close.

You Will Not Waste My time!

My time is not wasted by people who get approved then wait for six months to a year to buy their home. 

In fact, this is the right time to get your finances ready! Helping you get your finances in order is the first step in the home buying process.

The reality is that my expertise is wasted when clients wait too long to get pre-approved.

You need the best advice to make sure that your home buying experience is smooth and manageable. That takes preparation, and yes, a little time!

The earlier you come to get pre-approved, the more value I can provide you.

It's my recommendation that you get per-approved at least 6 months prior to buying a new home, and for first time home buyers, even 1 year is not unreasonable. 

 As i mentioned before, there may be some issues that will need to be resolved, but the sooner you know about these problems, the sooner we can fix them and the sooner you can buy your home!
